Home sales in Alabama declined in August after six consecutive months of increases while the state’s median sales price reached a new recent high.
According to data from the Alabama Association of Realtors, the state recorded 5,974 home sales in last month, a 2.6% decrease from July and a scant 0.66% uptick from August 2023. This occurred while the 18,136 active listings at the end of August marked a 4.4% increase over the previous month and a 41.9% increase compared to the 12,783 from one year earlier.
The median sales price increased by 1.0% month-over-month to $235,575. This is an annual increase of $3,375 (1.5%), reaching its new highest level since August 2022. The sold volume was $1.49 billion, down 1.3% month-over-month but up 6.4% year-over-year.
Alabama also saw 441 foreclosures in August, down 1.3% from the previous month and a 1.8% year-over-year decrease.
