Alabama recorded 5,604 home sales during December, an increase of 157 transactions from last year for a 2.9% uptick. But compared to November, sales were down by 3.0%.
According to data from the Alabama Association of Realtors, the 19,808 active listings at the end of December marked a 7.3% increase from the 18,468 listings published one year earlier.
The median sales price increased by $33,726 compared to a year ago to $245,615, a 15.9% spike, although the price was down by 2.5% month-over-month. The sold volume was $1.56 billion last month, an increase of $260 million from December 2024, a 20.0% annual increase. But last month’s volume was also a 3.7% decrease month-over-month.
The 531 foreclosures in December represented a 23.5% year-over-year increase as well as a 9.5% month-over-month rise.
“The monthly decline is in line with seasonal trends as the holiday period between November and January is traditionally the worst time for home sales in every region,” Evan Moore, economist with the Alabama Association of Realtors. “The state remains close to five months of supply, which is a traditional benchmark of a balanced market, and figures show that homes in Alabama are maintaining their equity reasonably well.”
