Delaware home sales and prices dipped in June from May, but prices climbed compared to one year ago.
Delaware recorded 1,237 home sales in June, down 1.43% from May and down 4.99% from June 2023, according to new data from the Delaware Association of Realtors (DAR).
Also on the decline were home prices – the state’s median sold price was $389,833, a less than 1% dip from May’s record peak of $393,266. Last month’s price was also up 4.56% from one year earlier.
New listings were up last month by 5.17% to 1,587, compared to the 1,509 listings from June 2023. The inventory of homes for sale rose by 30.69% year-over-year to 3,543 – one year earlier, the inventory totaled 2,711.
“June has shown that Delaware’s housing market remains robust, with a noticeable rise in new listings and a healthy increase in active inventory,” said DAR President George Thomasson. “These trends are a positive sign for both buyers and sellers, although we must continue to address the need for more affordable housing options to ensure a balanced and accessible market for everyone.”
