The investment and development firm HIC Land and homebuilder D.R. Horton (NYSE: DHI) have broken ground on Carolina Station, a $36 million, 2,600-acre master-planned community at Hardeeville, South Carolina.
The community, to be located along US Highway 278, will include over 650 multifamily units and encompass more than 95 acres of commercial property that will feature retail, dining and lifestyle offerings serving both residents and the surrounding region.
D.R. Horton has committed to the $8 million improvement of the U.S. Highway 278 and John Smith Road intersection, which will include new turn lanes and a traffic signal to ease congestion near the project site. Within Carolina Station itself, a new spine road will extend from Highway 278 to Highway 46, providing an east-west connection.

This development company probably obtained the land at at a very high price. The mix of single family, multifamily and commercial is most likely the only way to make it profitable. I hope that the rather poor reputation that D.R.Horton has in the general marketplace will not hinder its ability to construct the single family homes for prospective buyers. And I hope that D.R.Horton has improved its build quality just for the sake of the new owners to come.
