A total number of 2,938 listings in Kentucky were sold during February, up 8.85% from the prior month and up 3.7% year-over-year.
According to data from Kentucky Realtors, there were 4,474 new listings last month, down 11.08% from January and down 1.7% from February 2025. Last month saw a 5.3-month supply of inventory while the average days on the market was 33.
The median sales price in February was $272,000, up 8.58% month-over-month and up 6% year-over-year. The $916.5 million total volume was up 8.6% from January but down 6% from February 2025.
“We’re starting to see the market pick back up as we get closer to spring and summertime,” said Kentucky Realtors President Ann Elizabeth Delahanty. “The warmer months are typically busier times in real estate, which we’re starting to see across the state. Total sales volume is on the rise again, and the months of supply are beginning to decrease, indicating more activity in an already strong market. We expect to see these trends continue as we progress through the year.”
