A total of 15,133 single-family homes were sold in Maine during 2025, a 4.78% increase from the previous year. According to data from the Maine Association of Realtors, the median sales price for the year reached $405,000, a rise of 3.85% from 2024.
For December, a total of 1,324 homes were sold, an 11.82% spike from the 1184 sold one year before. Last month’s $385,000 median sales price was a 3.75% decline from the $400,000 recorded in December 2024.
“The 2025 statistics show that when Maine has more homes on the market for sale, we have increased sales,” said Judy Oberg, the association’s 2026 president and associate broker at family-owned Oberg Insurance & Real Estate Agency in Bridgton. “Single-family home sales increased nearly 12% in December after the October-November federal government shutdown and were up 4.78% for calendar year 2025 compared to 2024. For 28 consecutive months, Maine has experienced year-over-year increases in listing activity, and we’ve seen increased buyer activity.”
“Compared to recent years, the statistics also exhibit slowing price growth,” Oberg added. “For each month in 2025, the statewide median sales price showed either a decline or a single-digit-increase from the prior year. Demand remains high moving into the new year as buyers anxiously wait for homes to come onto the spring market. Conditions are favorable and they’re ready to purchase.”
