A private island in Connecticut has been relisted with a $250,000 discount.

The Register Citizen reports Burr Island, also known as Jepson Island, is up for sale again at $1.05 million after being taken off the market last November. Burr Island is part of the Thimble Islands, an archipelago of 365 small islands in Stony Creek Harbor off the central Connecticut coast. The 0.28-acre island includes a 962-square-foot single-family house built in 1980 that offers two bedrooms and one bathroom; the island also has a beach area and dock.

According to listing agent Gregory Robbins of Houlihan Lawrence, the discounting is because the adjacent, barren 0.43-acre Reel Island is no longer a part of the offering.

“You have an island house,” said Robbins. “You’re not just living on the water – you are surrounded. The likelihood of putting a house on Reel isn’t great, but we’ve had some really creative discussion about how to create more surface area on high tide.”
