October’s home sales were up 3.2% year-over-year across 51 metro areas surveyed by the REMAX National Housing Report. This marks the fifth month in 2025 where sales exceeded last year’s levels. Sales were also up month-over-month, with a 1.7% upswing from September.

The median sales price for October was $445,000, up 2.2% for one year earlier and up 1.1% higher from the prior month. Sellers accepted 98% of the asking price in October, down slightly from 99% one year earlier but flat month-over-month.

New listings were up 0.8% from October 2024 but were down by 0.5% from September. The months’ supply of inventory was 2.9 months, up from 2.6 months recorded in October 2024 and down from 3.0 in September.

REMAX CEO Erik Carlson observed, “October’s numbers show a market that’s adjusting but remains active. Sales are up compared to last year, prices are steady and inventory is giving buyers more options. While homes are taking longer to sell, that can create opportunities for both sides to negotiate and find the right fit.”
