Wisconsin recorded 6,643 home sales during October, a 3.4% increase from the 6,426 sales from one year earlier. According to data from the Wisconsin Realtors Association (WRA), year-to-date home sales were up by 2.4% relative to the first 10 months of 2024.

Total listings rose 1.7% year-over-year to 22,507, while the months of inventory dipped to 3.9 months compared to an even 4 months one year earlier. The WRA noted total listings would need to increase by just over 12,000 homes to reach the six-month benchmark that signifies a balanced housing market.

The median price increased to $331,500, which is a 6.9% increase over the last 12 months. October marked the fifth straight month with existing home sales and median prices increasing statewide.

“As we move into the slower season for home sales, it’s good to remind potential buyers that sellers who list their homes during the colder months of the year are often highly motivated to sell,” said Chris DeVincentis, 2025 chairman of the WRA board of directors. “This can translate into more favorable price concessions from those sellers.”
