New Hampshire recorded its sixth consecutive month where median home prices exceeded $500,000.

According to new data from the New Hampshire Association of Realtors, the median price for a single-family home in August was $515,000, a 9.2% year-over-year increase and a record high for the month. There were 1,332 closed sales in August, up 2.5% year-over-year, and 1,316 pending sales, up 10% from one year before. There were 2,329 listings by the end of August, a 28% spike from the previous year.

“Increased supply will go a long way to meeting the demand of all buyers, especially those first-time buyers who make up 32 percent of sales,” Joanie McIntire, the association’s president, who added New Hampshire would benefit from more affordable homeownership opportunities. “A good starting point will be to make the path to development less challenging,” said McIntire. “Re-examining and altering outdated zoning rules will help create more affordable homes for the workers we need for a strong New Hampshire economy.”
