New Hampshire recorded 612 closed home sales in February, up 5% from 583 one year ago, according to data from the New Hampshire Association of Realtors. Last month’s total of 721 pending sales was a 2% uptick from the 707 recorded in February 2024.
The overall number of homes for sale in February surged 8.5% year-over-year, from last month’s 1,409 compared to last year’s 1,299. However, new listings for existing single-family homes were down 11.3% from 820 in February 2024 to 727 last month.
February’s median sales price for a single-family home in New Hampshire was $510,000, compared to $475,000 one year ago and $502,500 in January.
For New Hampshire’s condo/townhome sector, there were 220 closed sales, down 4.3% from one year ago, while the 262 pending sales last month was a 16.3% tumble from 313 one year ago. There were 602 condo/townhouses for sale, up 22.9% from 490 in the prior year. Listings for condo/townhouses were down 6.2%. A total of 727 single-family homes were listed in February, compared to 820 a year ago
The much smaller condo/townhouse market was a little more sluggish in February than the single-family home market, with sales and pending sales down, and overall listings up. There were 304 new listings compared to 320 one year before, a 6.2% decline, while the median sales price of $380,000 was up from $377,500 one year earlier but below January’s $426,000.
