The Delaware median sales price broke the $400,000 mark for the first time in June when it hit $405,996 – the previous record of $399,000 was achieved one month earlier. In June 2024, the price was $389,833.

Delaware recorded 1,300 home sales during June, a slight 0.7% uptick from the 1,291 transactions recorded in May. Sales were also up by 5.1% from the 1,237 transactions recorded one year earlier.

According to the Delaware Association of Realtors, the state had an active inventory of 4,230 units last month, a 19% increase from the 3,543 units that were available in June 2024. The 1,617 new listings in June marked a 2% rise from the 1,587 new listings in the prior year. Last month also recorded 3.17-months of inventory, compared to the 2.63-months recorded one year before.

“June’s numbers reflect a market that is adjusting but still trending in a positive direction,” said Scott Farnan, president of the Delaware Association of Realtors.
