ECI Group has broken ground on The Averly Richmond Hill, a $60 million, 291-unit, mixed-use development with retail acreage in the Savannah suburb of Richmond Hill, Georgia.

The Averly Richmond Hill will feature 243 apartment-style units plus 48 three-story townhouses with two car garages. One, two, and three-bedroom floor plans will feature open-concept design, and each residence will have its own porch or balcony. Amenities will include an 8,400-square-foot clubhouse with a swimming pool, clubroom, fitness center, co-working and automated package facilities, and a dog park.

The development will also feature more than 3.5 acres of retail pad sites, which are available for ground lease.

ECI Construction is the general contractor, with construction financing provided by Synovus and CIBC, and will deliver pad-ready retail sites in the first quarter of 2026 for tenants.

“We are very excited to move forward on this mixed-use development,” said ECI Vice President of Development Stephen Stover. “We feel strongly that continued job growth across the Savannah MSA, particularly in the industrial and logistics sectors, as well as population growth in the affluent Richmond Hill submarket, offer an exciting opportunity for retailers to locate on our site.”
