Homes were selling faster during February in the 50 metro areas surveyed in the latest national housing report published by REMAX (NYSE: RMAX).

The overall number of home sales during February was up by 11.1% from January but down 3.2% compared to February 2025. Kansas City, Missouri, has the biggest year-over-year sales increase at 14.6% while Dover, Delaware, had the greatest decline at -26.2%.

The number of newly listed homes last month was down by 4.4% from the prior month and down 6.8% from one year earlier. The number of homes for sale was unchanged from January and up 7.3% from February 2025. Days on the market dropped to 57 days, six days fewer than January and six days more than February 2025.

Home price acceleration slowed in February, with the median sales price of $428,000 up by only 0.8% on both a month-over-month and year-over-year measurement.

“With spring on the horizon, we started to see the market regain some momentum, particularly in how quickly homes are selling,” said Chris Lim, president of REMAX.
