New York State recorded 6,574 closed home sales in March, a 5.7% decline from the 9,971 transactions from one year earlier.
According to data from the New York State Association of Realtors, pending home sales were down 3.3% from 8,574 homes under contract in March 2025 to 8,294 last month. New listings totaled 12,372 in March, nearly unchanged from 12,380 listings during the same month last year.
Housing inventory across the Empire State dipped from 24,574 homes on the market in March 2025 to 24,386 units last month, a 0.8% decline.
The median sales price rose 3.8% from $419,000 in March 2025 to $435,000 this March. The last time the median sales price was below $400,000 was March 2024.
