New York State’s Housing Inventory Expands, But Sales Remain Down

New York State’s housing inventory totaled 28,058 properties in April, a 4.7% increase from the 26,796 available units one year earlier. According to the New York State Association of Realtors, this marked the highest number of homes available since last November.

Also on the rise were new listings – 15,408 homes were added to the market last month, compared to 14,012 one year ago for a 10% jump. Pending sales inched upwards, rising from 9,422 sales in April 2025 to 9,461 homes last month.

However, closed sales totaled 6,579 transactions in April, down by 8% from 7,148 sales last year.

Median sales prices enjoyed a 2.4% uptick from $420,000 in April 2025 to $430,000 last month.
