A total of 6,331 homes were sold in Maryland during May, a 2.8% decline from the 6,555 transactions recorded one year earlier.
According to data from Maryland Realtors, the state’s active housing inventory last month totaled 15,395 properties for sale, a 16.4% drop from the 18,402 houses available in May 2025. New listings were also significantly lower year-over-year, from 9,368 new listings in May 2025 to 7,296 last month, a 22.1% plummet.
However, home prices continued their upward motion. The $547,405 average sales price in May was a 4.7% increase from the $522,664 set one year before.
“The good news is that Maryland buyers are still engaged in the market,” said Denise Lewis, 2026 president of Maryland Realtors. “People are touring homes, writing contracts, and moving forward with their housing plans. The challenge is that there simply aren’t enough homes available to meet that demand.”
“The numbers make it clear that Maryland doesn’t have a demand problem—it has a housing supply problem,” Lewis added. “Across much of the country, buyers are beginning to see more choices. In Maryland, inventory continues to shrink while buyer interest remains strong, creating ongoing affordability challenges for many families … Every Marylander deserves the opportunity to find housing that meets their needs and budget, but our local governments need to open their eyes when it comes to housing affordability and zoning by housing that meets the needs of their all their constituents, rather than hiding behind the disparate NIMBY voices.”
