Maine Home Sales Surged in July

The Maine housing market heated up in July with 1,697 homes sold during the month, a 7.75% surge from one year earlier.

“Active home sale listings exceeded 6,200 for the first time since December 2019, resulting in the eighth best July since the year 2000,” said Judy Oberg, 2026 president of the Maine Association of Realtors and associate broker at Oberg Insurance & Real Estate Agency in Bridgton. “With 1,697 sales, on average, 77 families bought a home each business day during July.”

Also on the rise was July’s median sales price (MSP), up 1.67% from one year earlier. Oberg added, “July’s statewide median sold price of $427,000 was 2.1% below the MSP of last month’s historic high. With increased inventory and the shift toward the autumn season, sellers should consider pricing to their current local market conditions and seasonal trends with the knowledge that buyers, in some markets, can be more discerning and have additional negotiating leverage. It’s a great time to purchase a home in Maine.”
