Summary

Alpine Income Property Trust announced November 2, 2026, that it completed its previously agreed $117.3 million acquisition of 13 industrial properties in 11 states. The roughly 1.9 million-square-foot portfolio is fully leased to nine tenants. Alpine said it financed the closing with its revolving credit facility. The agreement was announced October 9; November 2 is the closing announcement, and the precise legal closing hour was not disclosed.

Alpine Income Property Trust has completed its $117.3 million purchase of 13 industrial properties spanning 11 states, turning a previously announced agreement into a closed transaction and adding nearly 1.9 million square feet of manufacturing and distribution space to the real estate investment trust’s portfolio.

The Winter Park, Florida-based company announced the completion Monday, November 2, at 6:55 a.m. Eastern. The announcement does not identify the exact legal closing hour. Alpine had signed the acquisition agreement October 9, so Monday’s development is the closing—not a newly negotiated purchase.

The properties occupy approximately 209 acres and are leased to nine tenants under absolute triple-net arrangements, which generally shift specified property operating costs to tenants. Alpine reported a purchase price of approximately $63 per square foot.

Tenants have more than a decade of lease term remaining

The portfolio is 100% leased, with a weighted average remaining lease term of 10.2 years. Alpine said no lease expires before late 2031, and the agreements include annual rent increases.

According to the company’s October agreement announcement, the tenants had occupied their respective sites for an average of approximately 40 years. About 19% of in-place cash rent came from tenants rated investment grade or subsidiaries of investment-grade-rated parents. The remaining rent exposure should not be described as investment grade on the available evidence.

Those lease characteristics can provide predictable contractual income, but they do not eliminate tenant concentration, credit or property-market risk. The 100% leased figure describes the portfolio at the time disclosed; it is not a guarantee of future occupancy.

Acquisition funded through revolving credit

Alpine said the purchase was funded with borrowings under its revolving credit facility. That is a more specific account of the actual closing financing than the mix of possible funding sources discussed when the company first announced the deal in October.

The financing choice adds exposure to borrowing costs even as the acquired leases offer long contractual terms. The company’s ultimate investment return will depend on rental collections, scheduled escalations, financing costs and any capital expenditures not borne by tenants.

Alpine’s October 22 earnings announcement had already included the industrial portfolio in its pending-investment discussion. Its completion now removes that particular closing contingency, but management’s projected cash-flow benefits remain forward-looking.

Industrial real estate investment continues

The transaction adds a geographically diversified group of industrial facilities at a time when commercial real estate buyers are weighing financing costs against the durability of tenant income. The acquisition is substantial for Alpine, but it is not evidence that industrial leasing conditions have strengthened across every market.

Investors will be watching how the new assets affect recurring rental revenue, leverage and funds from operations in subsequent reporting periods. Alpine has not provided individual property addresses or a tenant-by-tenant rent schedule in the November 2 completion announcement.
