Alabama recorded 6,724 home sales in June, an 8.2% increase from May and a 10.9% upswing from June 2024.

The Alabama Association of Realtors said the state had 20,298 active listings at the end of June, a 22.7% spike from 16,549 recorded one year ago.

Alabama’s median sales price last month was $233,458, a 1.4% increase from May and a 2% annual increase. June totaled $1.86 billion in sales volume, a 9.4% month-over-month increase and a 26.5% year-over-year increase.

Last month also saw 549 foreclosures in Alabama, a 4.4% increase from May and a 20.9% year-over-year increase.

“The continuing increase in home sales provides good news across Alabama, but the ‘slump’ described in various media outlets is real in the sense that June’s numbers are lower than years prior to 2024.” Evan Moore, economist with the realtors’ group. “Factors ranging from available inventory to slowing median price growth to Alabama’s robust economy point to the market favoring buyers, and it is a suitable time for buyers to consider taking action.”
