Illinois Home Prices Rise While Sales Decline

A total of 7,356 homes were sold in Illinois during February, a 5.9% decline from the 7,820 sold one year earlier.

According to data from Illinois Realtors, the 17,685 homes available for sale statewide last month were 5.6% less than the 18,731 homes available in February 2025. February’s median price of $295,000 was 3.9% more than the $284,000 price recorded one year before.

Within Illinois’ nine-county Chicago Metro Area, home sales for February totaled 4,860 properties, down 7.8% from the 5,273 homes sold one year before. There were 11,039 homes for sale in the Chicago Metro Area last month, a 9.9% drop from 12,258 homes on the market in February 2025. The median price of a home in the Chicago Metro Area of $360,000 marked a 5% increase from the $343,000 price from one year earlier.

The city of Chicago witnessed an 8.6% year-over-year sales decline in February with 1,226 sales, compared to 1,341 sales one year before. There were 3,127 homes for sale in the city of Chicago, a 23.3% plummet from 4,079 homes on the market in February 2025. The median price of a home in the city of Chicago was $382,000, a 6.1% rise from February 2025 when the median price was $360,000.
