New York State’s housing inventory reached 30,254 units in June, a 3.9% rise from the 29,110 homes that were available one year earlier. According to the New York State Association of Realtors, this marked the fourth consecutive month of inventory growth and the most homes on the market statewide since November 2022.

A total of 14,985 new home listings were recorded last month, rising 5.9% from 14,150 listings in June 2024. Pending sales were also on the rise, reaching 10,642 homes last month compared to 10,327 sales one year earlier, a 3.1% uptick.

Closed sales, however, were down 1.3 percent% from 8,996 sales in June 2024 to 8,879 homes last month. And the state’s home prices were up for the 23rd straight month – the median sales price of a home in June was $448,115, up 1.8% from the $440,000 price tag set one year earlier.
