Pennsylvania’s Median Home Sales Price Posts Third Straight Year-Over-Year Spike

Pennsylvania’s $315,000 median home sales price in April marked its third consecutive year-over-year surge. According to data from the Pennsylvania Association of Realtors (PAR), this marked a 7.4% increase from April 2025 and a 5% upswing from March.

Median home sale prices have jumped nearly 19% since the start of the year. PAR’s 2026 President David Dean, a realtor with Howard Hanna Real Estate Services in the Pittsburgh region, observed, “Limited housing supply, steady buyer demand and homeowners staying in place longer have helped keep upward pressure on home prices.”

PAR also reported sales totaled over 9,400 in April, up by more than 15% compared to the previous month but down 8% from one year before. There were more than 40,000 listings last month, compared to 37,260 in March and 44,305 in April 2025.
