Related Midwest and the Ann Arbor Housing Commission have broken ground on The Adeline, a 20-story, 330-unit affordable housing development in downtown Ann Arbor, Michigan.
The public-private project is being built at 350 S. Fifth Ave. on the former Ann Arbor YMCA site. All 330 apartments will be reserved for households earning up to 80% of area median income, with approximately one-third set aside for households earning below 30% of AMI.
Large affordable project on a transit-oriented site
The Adeline will include one- and two-bedroom apartments and is expected to be completed in 2028. The development is designed by Detroit-based SmithGroup and will also include approximately 6,000 square feet of retail space.
The project cost has been reported at approximately $220 million, based on the city approval process. Its scale makes it one of the more consequential affordable-housing developments underway in Ann Arbor.
The groundbreaking follows Michigan support for the separate $651 million Arbor South mixed-use development, which WRE News previously reported will include 1,069 homes and affordable units developed in partnership with the Ann Arbor Housing Commission.
Together, the projects represent a substantial expansion of Ann Arbor’s housing pipeline at a time when affordability and supply remain central issues in high-cost university markets.
