Summary

FirstClose and Cotality announced a home equity origination integration intended to support seven-day closings. The companies did not provide independent closing-time results or deployment figures.

FirstClose and property-data company Cotality are expanding their home-equity lending partnership with an integrated platform that they say can support closings in as little as seven days. The companies announced the arrangement Monday, October 12, at a time when lenders are trying to capture homeowners’ equity without asking borrowers to surrender older, lower-rate first mortgages.

The product combines FirstClose’s borrower-facing point-of-sale and order-management systems with Cotality’s property records, valuation, title, tax, flood and property-condition services. The companies say the combined workflow can move a file from application and decisioning through closing and funding while automatically ordering the services required along the way.

The seven-day timetable is a company objective, not an independently established average. The announcement supplied no audited closing-time results, lender adoption counts, pricing schedule or comparison against loans processed without the integration. Individual loans still depend on underwriting, title and lien findings, property requirements and borrower documentation. Lenders should distinguish a system’s technical availability from evidence that it reliably closes loans within a week.

FirstClose said the platform is available for deployment to clients of the two companies. That wording does not establish that every client has implemented it. The partners also said the workflow connects with multiple loan origination systems, although they did not provide a complete list of compatible systems or deployment timelines.

Why the integration matters

For banks, credit unions and independent mortgage banks, a home-equity loan can present a different operational challenge from a first-lien purchase mortgage. Lenders must identify existing liens, establish property value and ownership, assess flood exposure where relevant and obtain acceptable title and closing documentation. Passing information between separate vendors can add time and increase the risk of mismatched records.

The proposed advantage is continuity: borrower and property information entered early in the process can populate later orders and documents. Cotality says its underlying property-data resources cover more than 99% of U.S. residential properties. Coverage, however, is not a guarantee that every required record is current or sufficient for underwriting a particular loan.

FirstClose also sees a customer-retention opportunity. The companies say lenders can combine property and valuation data with portfolio information to identify homeowners who may be candidates for additional financing. Such outreach remains subject to applicable consumer-protection, privacy and lending rules; the announcement did not detail how client consent, data permissions or marketing compliance are managed.

The alliance extends an existing commercial relationship. In August, FirstClose announced an integration with MeridianLink Mortgage for home-equity order management, another example of lenders’ efforts to embed third-party services inside their core origination systems.

The commercial test will come from implementation rather than launch language. Lenders considering the new offering will want evidence of median and tail-end closing times, vendor coverage, exception handling, integration costs and the share of files that still require manual work. Neither partner disclosed those measures Monday.
