Summary

Tri Pointe Homes plans 284 new single-family homes in north Raleigh, with sales expected to begin in February 2027 and starting prices in the $500,000s.

Tri Pointe Homes plans 284 single-family homes in north Raleigh, North Carolina, with sales scheduled to begin in February 2027, according to an October 12 announcement from the builder.

The project, called Everstead, is planned for 8113 Ligon Mill Road. Tri Pointe says it will offer six floor plans in two collections, ranging from roughly 1,400 to 2,700 square feet. The homes are designed around main-floor living, with optional second-floor space, two to four bedrooms and two-car garages.

Prices are expected to begin in the $500,000s, a preliminary indication rather than a guaranteed price for any particular house. The company did not provide a completed-home delivery schedule or a breakdown of how many lots will be offered in each collection.

The announcement adds a sizable planned subdivision to the Raleigh market at a time when higher mortgage rates are restricting purchasing power nationally. For a buyer financing most of a $500,000 purchase, a change in mortgage rates can materially alter the monthly payment. The starting price alone does not indicate the ultimate cost after lot premiums, design choices, taxes and insurance.

Tri Pointe says construction has started on an approximately 3,200-square-foot amenity center that is expected to open in 2028. Plans include a swimming pool, fitness facilities and gathering rooms. Those amenities should be regarded as planned until construction and opening are complete.

The builder has scheduled a buyer-and-broker information event for November 12 and an early site event in January. A sales launch is planned for February 2027. Interested buyers can review the company’s community page for subsequent pricing, availability and timing.

The significance of the project lies in its planned addition of 284 for-sale homes in one of North Carolina’s major growth markets. Its actual contribution to available supply will depend on the pace of construction and sales, neither of which can be established from Monday’s announcement.
