Mortgage lenders participating in the Mortgage Partnership Finance Xtra program face a December 1 change to how they report escrow events, with separate files sent directly to master servicer Computershare and a narrower list of accepted file formats.
The MPF Program’s October 15 announcement says participating financial institutions must submit escrow events separately from other reporting and deliver them to Computershare in Excel, CSV or JSON format. ASCII text files will no longer be accepted for event-based escrow reporting beginning December 1, 2026.
For lenders and servicers, the change means existing export jobs and vendor interfaces may need modification. A file that previously passed through a combined reporting workflow could fail after the deadline if it remains in an unsupported format. The announcement does not say escrow balances or borrower payment obligations are changing.
The operational notice comes amid wider mortgage-data modernization. On October 19, the MPF Program also announced that Fannie Mae’s Uniform Loan Delivery Dataset Phase 5.2 introduces new enumerated values for the existing Appraisal Type and Property Estate Type fields. That is a delivery-data change, not an announcement that every appraisal must be redone or that the underlying property eligibility rules have changed.
Both notices require careful implementation. Participating institutions should confirm their software mapping, coordinate file testing with Computershare and review the specific MPF announcements before changing production processes. The public summary of Phase 5.2 does not provide enough detail to assign an implementation date for every lender or vendor.
The December escrow deadline is the immediate action item. It affects the way servicing data reaches the master servicer, while the appraisal and property-field update concerns how loans are described in delivery files.
