In brief: Continental Properties closed a $203 million real estate development fund to support an expected 10 to 15 suburban apartment communities.

The company announced October 15 that Continental Properties Real Estate Development Fund IV, L.P. had secured $203 million in capital commitments. The announcement was made last week; it is catch-up coverage, not a newly closed fund on October 20.

Middle-market suburban housing

The fund will target 10 to 15 communities under Continental’s Springs Apartments and Authentix Apartments brands. The company said it expects to invest the fund’s capital by the end of 2027 and has a pipeline of projects that have received initial investment committee approval.

Continental says it has raised approximately $2 billion across its private real estate funds since late 2019. The company focuses on suburban rental housing, a segment where it sees opportunities amid reduced multifamily construction activity and concerns about the supply of homes for middle-income renters.

Capital commitments are not the same as completed construction or fully funded projects. The announcement does not specify a final unit count, locations for every development or construction start dates.
