Summary
Epta Development and Maynards launched M&E Realty Partners with the acquisition of an 835,000-square-foot industrial facility on 82 acres in Shelbyville, Kentucky. The new investment platform plans leasing and repositioning, but did not disclose the purchase price or existing occupancy.
Two Canadian industrial and real estate businesses have formed an investment platform and made their first acquisition: an 835,000-square-foot industrial property on 82 acres near Louisville, Kentucky.
Epta Development Corp. and Maynards Group of Companies announced the creation of M&E Realty Partners on October 22. The newly formed firm acquired the property at 1000 Old Brunerstown Road in Shelbyville, according to the joint announcement. The purchase price, seller and financing terms were not disclosed.
The property is being positioned for manufacturing, logistics and other industrial tenants. M&E plans to lease and reposition the site, drawing on its scale and existing infrastructure. The release did not specify current occupancy, the size of any vacant space or a timetable for capital improvements.
Industrial assets from corporate change
The platform combines Epta’s property investment, development and management experience with Maynards’ industrial asset recovery, valuation and disposition network. Its stated investment strategy targets buildings affected by restructuring, changes in industrial operations or owners seeking to recycle capital.
Those circumstances can create opportunities for buyers willing to handle specialized facilities or properties requiring substantial leasing work. They also introduce underwriting risks. An industrial building may be large and well-located but still require major modifications before it can accommodate a different tenant’s power, loading or manufacturing needs.
Chris Tsakumis, M&E’s chief executive and managing partner, described Shelbyville as a first test of the firm’s broader acquisition and asset-management approach. The company plans to look for opportunities in the United States, Canada and the United Kingdom, although it did not announce a specific fundraising target or pipeline of signed transactions.
A large facility in the Louisville market
Shelbyville lies east of Louisville, within a region served by major highways and logistics networks. The acquired property covers about 19,000 square feet of building area per acre of land, using the gross figures disclosed. That calculation says little about the facility’s actual usable capacity or tenant fit, which depend on layout, access and building specifications.
The new platform joins a commercial real estate market where leasing and transaction activity have been uneven across property types. JLL’s third-quarter report showed a pickup in national industrial leasing, while individual assets still face different costs and tenant requirements.
M&E has said it will focus on active leasing and repositioning rather than assuming property values will rise on their own. The next meaningful indicators for the Kentucky property will be new lease commitments, investment spending and the eventual use of the 82-acre site.
