Summary

Hammes announced an October 22 ribbon-cutting for the 250,000-square-foot Moffitt Discovery and Innovation Center at Speros in Pasco County, Florida. The opening is a building milestone; it does not establish that every research program or other campus phase is fully operational.

A major piece of Moffitt Cancer Center’s new research campus in Pasco County, Florida, has reached its opening milestone. The Discovery and Innovation Center, a 250,000-square-foot building at Speros in Land O’ Lakes, held a ribbon-cutting on October 22.

Real estate consulting and development firm Hammes, which served as project manager, announced the event October 23. The building contains research and laboratory environments intended for work spanning cancer biology, drug discovery, chemistry, bioengineering and metabolism.

The opening is a physical development milestone for a regional life sciences campus. It should not be read as evidence that every planned laboratory program, tenant or research collaboration is fully operating. Hammes did not disclose a new sale price, lease valuation or construction financing package in the ribbon-cutting announcement.

From construction milestone to completed facility

The project was already advancing in April 2025, when Hammes reported a topping-out ceremony and the installation of equipment for a separate proton therapy center. That earlier update described the research building as roughly 240,000 square feet. The new opening announcement uses 250,000 square feet; WRE uses the latest figure without assuming that the difference represents an independently verified expansion of the project scope.

The campus includes clinical and research facilities intended to bring specialized medical work together in a growing part of the Tampa Bay region. For commercial property markets, a research complex of this size can affect demand for laboratory suppliers, professional services, skilled labor and supporting development. Those secondary effects are plausible but were not quantified in the announcement.

Research buildings also differ from ordinary office developments. Specialized ventilation, equipment capacity, flexible laboratory layouts and technical infrastructure can make construction and subsequent changes more expensive. A completed facility therefore represents a different kind of real estate commitment from leasing standard office space.

A larger life sciences bet in Pasco County

Hammes previously described its work on the wider Speros program, including an outpatient and proton facility as well as the research center. The October opening does not establish that every component of the wider campus is complete. Moffitt and its project partners will need to report separately on any later clinical openings, occupancy and additional phases.

For Pasco County, the project adds a substantial institutional property to an area that has been attracting population and development. The announcement supplies a confirmed building size and opening date, but no basis for estimating near-term employment or property-tax gains.

The next relevant reporting will concern how the center is used, whether further campus phases move forward and how its research programs develop. The ribbon-cutting confirms the completion milestone; operational results will follow on a different timetable.
