Franklin BSP Realty Trust reported a $43.1 million net provision for credit losses and a $27 million GAAP net loss for the third quarter of 2026, highlighting continued pressure in portions of commercial mortgage finance.
The lender’s core portfolio totaled approximately $4.1 billion across 175 loans, with 83% collateralized by multifamily properties. The company said it funded $284.8 million on new and existing loans and received $405.5 million in repayments during the quarter.
The company separately reported 10 foreclosure-related real-estate-owned positions totaling $339.5 million. These owned properties are not the same as loans on a watchlist, and the figures should not be added together as though they represent a single category of delinquent loans.
Franklin BSP’s agency servicing portfolio grew to $61.3 billion, and its agency business originated $670.4 million in new commitments under Fannie Mae, Freddie Mac and HUD programs. The results illustrate how a commercial mortgage lender can face legacy credit costs while expanding servicing and agency lending operations.
