Rate and Compass International Holdings are combining their two mortgage joint ventures, Guaranteed Rate Affinity and OriginPoint, under the OriginPoint name in a consolidation designed to connect more mortgage loan officers with one of the country’s largest brokerage networks.
The companies announced the move November 3, 2026. Rate founder and CEO Victor Ciardelli confirmed the transaction and its operating plans in an on-the-record interview with HousingWire that morning. The new organization will bring together 672 dedicated loan officers, with Rate retaining majority ownership, according to Ciardelli.
The companies are describing the combination as a top-10 national retail mortgage lender. That ranking is based on their calculation using actual and forecast 2026 production against industry rankings, rather than a completed full-year production total.
Two ventures become one mortgage platform
Guaranteed Rate Affinity was created in 2017 by Rate and Anywhere Real Estate. OriginPoint was established in 2021 as a joint venture between Rate and Compass. The combination follows Compass’s acquisition of Anywhere, which brought both brokerage relationships under the broader Compass International Holdings umbrella.
Ciardelli said the companies had worked on integrating the businesses for approximately six months. Dave Dickey, president and chief production officer of Guaranteed Rate Affinity, and James Elliott, president and CEO of OriginPoint, will serve as co-presidents of the combined venture.
The integration is intended to give loan officers broader access to brokerage relationships that had previously been divided among the ventures. Mortgage professionals working with Coldwell Banker Realty, for example, could develop relationships with Compass agents, while OriginPoint loan officers could gain access to other brokerage brands in the expanded network.
672 loan officers and a $13.2 billion production target
Ciardelli said the combined operation expects approximately $13.2 billion in mortgage volume by the end of 2026, with most of that volume coming from Guaranteed Rate Affinity. The figure is a management projection, not a verified final 2026 result.
Compass International Holdings’ company-owned brokerage network encompasses more than 80,000 real estate professionals, according to the companies. Ciardelli said Coldwell Banker Realty and Compass together represent more than 200,000 buy-side transactions and over $200 billion in purchase volume, illustrating the size of the potential referral opportunity.
That does not mean the joint venture automatically receives those mortgages. Buyers can select their own lender, and any brokerage-affiliated lending arrangement remains subject to applicable consumer-protection and referral rules.
Rate estimates that capturing 10% to 20% of eligible partner buy-side purchase activity could produce approximately $4.5 billion to nearly $10 billion in incremental mortgage volume. Those scenarios are aspirational, depend on execution and should not be mistaken for booked loans.
Recruiting becomes a central part of the strategy
The companies plan to recruit hundreds of additional mortgage originators nationally. Ciardelli framed the enlarged brokerage network as an opportunity for loan officers to build purchase-focused business by developing relationships with more agents.
For independent lenders and competing joint ventures, that is a meaningful competitive development. The challenge is not merely the combined lender’s size. It is the possibility that a larger share of purchase transactions could flow through an integrated mortgage platform tied to a large brokerage network.
For loan officers, the practical questions are more immediate: How will leads be distributed? Will existing referral relationships be protected? What pricing, underwriting support and technology will be available? And how much of the projected opportunity will become actual closed production?
Technology and speed claims need to be tested
Rate and Compass say the expanded OriginPoint will use Rate’s mortgage technology, products and lending platform to deliver a more connected homebuying experience. The companies have suggested that some borrowers could move from finding a home to closing in as few as 10 days.
That is a company-described capability, not a guarantee for every borrower or loan. Actual closing times depend on property, underwriting, title, appraisal and other transaction conditions.
The combination also sits alongside Compass’s previously announced relationship with Redfin and Rocket Mortgage. Ciardelli described that arrangement as separate from the joint ventures and said it did not drive the integration.
What happens next
The companies have disclosed the new brand, leadership structure, majority ownership and production ambitions. They have not publicly detailed every financial term of the consolidation in the sources reviewed. Those undisclosed terms should not be inferred.
The larger industry question is whether the combination changes the economics of purchase lending. A network of more than 80,000 agents is a significant distribution opportunity, but converting that access into funded loans will depend on execution, customer choice, pricing, service and loan officer retention.
OriginPoint’s first measurable tests will be its ability to integrate the two operations, recruit the promised additional originators and demonstrate that its production growth exceeds what the two ventures could have generated independently.
