Alabama recorded 7,138 home sales in June, an increase of 414 transactions (or, a 6.2% rise) from one year before. On a month-over-month basis, sales were up by 2.9%.
According to the Alabama Association of Realtors (AAR), the 21,681 active listings at the end of June marked an increase of 6.8% compared to 20,298 listings from one year earlier.
Last month’s median sales price of $282,139 was a 13.2% spike from the $249,204 price of June 2025. On a monthly measurement, the price was up by a more 1.1% from May. The sold volume of $2.33 billion was a 25.3% annual increase and a 6.4% increase month-over-month.
Alabama witnessed 678 foreclosures in June, a 23.5% year-over-year increase and a 6.2% decrease from the prior month. Last month’s level was also below the pre-Covid rate of 857 foreclosures from June 2019.
“While mortgage rates remained elevated in June, home sales in Alabama increased for the fifth consecutive month and also rose year over year,” said AAR Economist Evan Moore. “Even at current levels, mortgage rates remain substantially lower than this time one year ago, and with listings and new home permits on the rise, we predict sales are likely to increase again in July.”
