Summary
CPP Investments and Dream said November 2 that their Canadian industrial real estate joint venture completed a C$585.8 million acquisition of five fully leased logistics properties in the Greater Toronto Area. The portfolio totals 2.1 million square feet. The deal lifts the venture's deployed capital above C$1.4 billion against a C$3 billion acquisition target.
Canada Pension Plan Investment Board and Dream have completed the C$585.8 million purchase of five industrial properties in the Greater Toronto Area, adding 2.1 million square feet of recently developed logistics space to their joint real estate investment platform.
The transaction was announced November 2 at 6:30 p.m. Eastern by CPP Investments, Dream Unlimited and Dream Industrial Real Estate Investment Trust. The buyers said the acquisition was completed, but did not separately disclose the precise legal closing hour. All monetary figures here are in Canadian dollars.
According to the joint transaction announcement, the five buildings were constructed between 2020 and 2024 and are fully leased to national and international tenants. The assets are in the Toronto-area logistics market, where demand is tied to distribution networks and access to a large population base.
Modern warehouses add 2.1 million square feet
The acquired buildings feature clear heights of 36 to 40 feet, substantial trailer parking and approximately one loading door for every 8,000 square feet. Those features can make warehouses suitable for both mid-bay and larger distribution tenants.
Although the properties are fully leased, the buyers said they see potential to increase rents toward prevailing market levels as leases turn over. That upside is an expectation rather than contracted future income; results will depend on leasing conditions, tenants and future operating costs.
The acquisition equates to approximately C$279 per square foot based on the announced purchase price and gross leasable area. That is a simple transaction ratio, not an independent appraisal of each building.
Joint venture approaches half of its C$3 billion target
The properties were purchased through a venture formed in December 2025 by CPP Investments, Dream Asset Management Corporation and Dream Industrial REIT to acquire industrial real estate in major Canadian markets.
CPP Investments holds a 90% interest in the venture. Including the newly completed Toronto-area purchase, the partners said the platform has deployed more than C$1.4 billion, approaching half of its C$3 billion investment target.
The December 2025 formation of the venture is not a new development. Monday’s news is the completion of a separate C$585.8 million portfolio acquisition under that previously established investment program.
For commercial real estate investors, the deal illustrates continued institutional demand for modern logistics assets with existing tenants, even as acquisition underwriting must account for financing costs and the possibility that market rents do not rise as expected.
CPP Investments manages assets on behalf of Canada Pension Plan contributors and beneficiaries. Dream Industrial REIT owns and manages industrial properties across Canada, Europe and the United States.
