Simple Content Summary: eLEND announced CreditEdge on November 2, 2026, a limited-time program that expands eligibility for certain FHA cash-out refinances with credit scores of 500–579 and selected conventional loans below 620. All loans require automated underwriting approval, must meet additional restrictions and must be locked by December 31.
Mortgage lender eLEND is temporarily expanding its credit-score eligibility for certain FHA cash-out refinances and conventional loans, potentially giving brokers another option for borrowers who fall short of some lenders’ minimum-score requirements.
The lender announced its CreditEdge incentive on November 2 at 9:08 a.m. Eastern. The expanded guidelines are available through the company’s retail, wholesale and nondelegated correspondent channels, with qualifying loans required to be locked by December 31, 2026.
Under the company’s official announcement and program disclaimer, eligible FHA cash-out refinances may carry decision credit scores from 500 through 579. For selected conventional loans, credit scores below 620 may be considered, although a minimum score of 600 still applies when private mortgage insurance is required.
Automated underwriting remains mandatory
The lower score threshold is not an automatic approval. Every loan must receive an Approve/Eligible result from Fannie Mae’s Desktop Underwriter or an Accept finding from Freddie Mac’s Loan Product Advisor, as applicable. Manual underwriting is excluded.
Conventional eligibility is limited to purchase and rate-and-term refinances on one-unit primary residences. The FHA expansion applies only to cash-out refinances on primary residences, excluding one-time-close and renovation products. Delegated correspondent transactions are not eligible.
Other credit, collateral, income and product requirements still apply. A score of 500, for example, does not mean that every FHA cash-out borrower with that score can qualify; automated underwriting and the lender’s remaining conditions govern approval.
A lender program, not an industrywide rule change
CreditEdge changes eLEND’s available lending terms for qualifying transactions. It is not a new blanket FHA policy or a government directive requiring other mortgage lenders to accept the same scores.
That distinction matters because agency eligibility and individual lender overlays are not identical. Some lenders may maintain stricter requirements even where automated underwriting permits a broader range of credit profiles.
The practical opportunity for loan officers is to review previously unsuccessful applications, especially FHA cash-out scenarios and eligible conventional purchase or rate-and-term refinances. The potential benefit must be evaluated against the full underwriting findings and program terms, not the credit score alone.
Year-end lock deadline creates a short window
eLEND says the incentive is temporary and subject to change. Loans must be locked by December 31 to qualify, which gives brokers a defined period to determine whether the program fits a borrower’s circumstances.
Borrowers should still compare costs, rates, fees and long-term affordability. Expanded eligibility can create another financing path, but it does not by itself establish that refinancing or borrowing more against a home is the best financial decision.
