Simple Content Summary: Encore Finance Group announced November 2 that it closed its first $275 million multi-borrower rental-property securitization. The 36 underlying loans finance 1,308 properties. Morningstar DBRS identified a weighted-average debt-service coverage ratio of 1.04 times and interest-only payments throughout the five-year loan terms, highlighting refinancing and cash-flow risks alongside new access to institutional funding.
Encore Finance Group has completed a $275 million securitization of loans to residential property investors, bringing a new issuer into a capital market that helps lenders recycle funds into additional rental-property financing.
The New York-based specialty lender announced the closing of ENCR 2026-SFR1 on November 2 at 11:13 a.m. Eastern. The precise closing date was not separately disclosed. It is Encore’s first multi-borrower single-family rental securitization, according to the company.
The transaction issued eight classes of notes backed by 36 loans originated by Encore. Those mortgages finance 1,308 stabilized rental properties, with individual loan balances ranging from $1.6 million to $32.2 million. Goldman Sachs & Co. LLC was the sole structuring agent, manager and bookrunner.
Credit review identifies thin cash-flow coverage
The financing milestone comes with risks that deserve attention. In an October 28 credit assessment, Morningstar DBRS reported a weighted-average debt-service coverage ratio of 1.04 times using its own net cash-flow assumptions. That leaves relatively little modeled cushion between property income and required debt service.
Morningstar DBRS said 21 loans, representing 61.1% of the pool balance, had agency-calculated coverage ratios of 1.25 times or less. The agency’s analysis also identified a substantial share of loans below 1.00 times coverage. These are modeled credit metrics, not a finding that borrowers have missed payments.
All 36 loans carry five-year fixed-rate terms and require interest-only payments throughout, according to the agency. That structure limits scheduled principal reduction and leaves borrowers exposed to refinancing conditions when the loans mature.
Morningstar DBRS assigned final ratings to seven rated classes, ranging from AAA (sf) on Class A to B (low) (sf) on Class G, with Stable trends. Encore described eight classes issued; the number of classes rated by the agency is not the same as the number of classes issued.
More than single-family houses
Although marketed as a single-family rental securitization, the collateral is broader than detached houses. Morningstar DBRS counted 785 single-family properties, 355 townhomes, 100 two- to four-unit properties, 48 condominiums, 18 multifamily properties and two mixed-use properties. The properties are spread across 18 states.
The agency also noted that it classified 25 loans representing 53.4% of the pool balance as having weak sponsorship under its methodology. Such assessments reflect factors including borrower liquidity, experience and credit history; they do not establish that those sponsors have defaulted.
Encore signals plans for repeat issuance
Encore founder and CEO Beth O’Brien said the company intends to become a repeat issuer in the capital markets. The securitization provides an additional funding channel for the firm’s lending to professional real estate investors, while transferring different levels of risk to securities investors.
The deal underscores continued institutional interest in financing rental housing. Its performance, however, will depend on rental cash flows, property conditions, borrower strength and the availability of refinancing when the underlying loans reach maturity.
