FHFA’s Pulte: Homebuilders Could Face ‘Appropriate Action’ for Not Creating Starter Homes

Federal Housing Finance Agency Director is threatening the homebuilder industry with “appropriate action” for not creating starter homes.

In a post on his personal X account, Pulte cited an analysis from the investment banking advisory firm Evercore that said, “Build-to-order homebuilders are returning to their old ways, too. After a brief period of increasing their exposure to first-time buyers, they are now shifting back toward their historical focus on the move-up, active adult, and luxury segments.”

Pulte commented on the Evercore analysis, stating, “Keeping a close eye on this and will take appropriate action, as necessary, including but not limited to Fannie/Freddie’s lending prices to Homebuilders, and depending on severity, other new requirements.”

Last fall, President Trump directed Pulte to work with the nation’s homebuilders on the expansion of supply as part of the strategy to make housing more affordability. In January, Pulte stated on X, “Builders who do business with Fannie and Freddie (which is most builders) need to start building out their lot supply, including optioned land which is “ready to go”. More to come on our actions we will take.”

To date, there have been no measurable results to show that Pulte has made any progress in getting an increased quantity of homes built.

In another tweet, Pulte wrote, “According to ResiClub, the public US homebuilders have at least 2.072 million controlled and optioned lots.” This tweet mirrors a statement made by Trump last October that claimed home builders were “sitting on 2 million empty lots.”
