Nonbank mortgage lenders could face a difficult 2027 as elevated interest rates weigh on refinancing and debt-financed mortgage servicing assets leave companies exposed to shifts in valuation assumptions, according to a Fitch Ratings sector assessment reported Friday.
In an October 23 account of the analysis, Scotsman Guide reported that Fitch does not expect lenders to benefit from the temporary refinancing rallies that helped support operating results in recent years.
Servicing exposure and leverage climb
Fitch said mortgage servicing rights (MSRs) represented an average 315% of tangible equity among the mortgage companies it examined at the end of the second quarter, according to the report. That leaves lender-servicers sensitive to assumptions about prepayments, delinquency rates and income earned on funds held before remittance.
The report also said non-funding debt relative to tangible equity rose to 3.1 times by mid-2026, up from 2.5 times in 2025. These are Fitch’s reported peer-group metrics, not industrywide averages for every mortgage lender.
Large servicing portfolios can provide recurring fee income and a channel for refinancing existing customers. But when companies borrow heavily to acquire servicing rights, changes in rates, loan performance or servicing valuations can also amplify financial pressure.
Refinance recovery looks less likely
Fitch’s warning follows a substantial downward revision to Fannie Mae’s mortgage market forecast. As summarized in the October 23 reporting, Fannie Mae projected approximately $1.86 trillion in single-family mortgage originations for 2027, including about $430 billion in refinancing, amid an outlook for mortgage rates around 7.5%.
Those are Fannie Mae forecast figures released earlier in October, not projections first announced by Fitch on Friday. Forecasts are estimates and may change with interest rates and economic conditions.
Fitch expects ongoing production pressure to favor larger mortgage originators and servicers with the scale and liquidity to weather a subdued market, potentially accelerating industry consolidation.
What mortgage executives should watch
For lenders, the analysis highlights the importance of managing non-funding debt, maintaining liquidity, stress-testing MSR valuations and distinguishing sustainable servicing income from potential refinancing recapture.
