Summary
JLL arranged the $69.7 million sale of Fort Lauderdale's 200 East Broward office tower to Grover Corlew. BridgeInvest advanced $46.2 million at closing and committed up to $17.2 million more for leasing and improvements. The building was 75% leased.
A 21-story office tower in downtown Fort Lauderdale has sold for $69.7 million, with its buyer securing a financing package of up to $63.4 million that includes money for leasing and property improvements.
JLL said November 2 that it arranged the sale of 200 East Broward Boulevard on behalf of Banyan Street Capital to Grover Corlew. The 235,211-square-foot building was 75% leased at the time of the transaction, according to the brokerage. BridgeInvest provided $46.2 million at closing through its Credit Fund V.
The remaining $17.2 million is structured as additional funding for future tenant improvements, leasing commissions, speculative suites and capital expenditures, JLL said. The headline financing figure therefore should not be mistaken for cash advanced in full when the property changed hands.
Renovation capital is part of the acquisition strategy
The office building was completed in 1992 and renovated in 2017. It has 532 structured parking spaces across two garages, and its tenant roster includes Greenspoon Marder and PNC Bank. JLL described the initial loan term as three years, with the possibility of another two years associated with the broader financing arrangement.
At 75% occupancy, a quarter of the space was not leased, making the planned tenant improvements and leasing program important to the buyer’s business plan. The announced loan package includes funding for those costs, although JLL did not disclose the interest rate, debt covenants or the buyer’s equity contribution.
The purchase price works out to roughly $296 per square foot of building area. That calculation provides a transaction benchmark, but it does not account for the property’s leasing obligations, future capital needs or the financing structure.
A transaction with execution risk
Fort Lauderdale’s office market has benefited from development and business migration, but the performance of an individual tower still depends on the ability to retain and attract tenants. JLL characterized the location along Broward Boulevard as well connected to the downtown district and regional transportation.
BridgeInvest’s decision to fund both the acquisition and potential future work shows how lenders can structure transitional office deals around a leasing plan. The availability of $17.2 million for improvements is a financing commitment subject to the deal’s terms, not evidence that those renovations have already been completed.
JLL represented the seller and worked for the buyer on financing. Its announcement did not provide a recent independent appraisal or a full operating statement for the building.
