For the first time since December 2023, Germany has registered the most global web searches for South Florida real estate.
According to data compiled by the Miami Association of Realtors, property seekers from 144 countries searched MiamiRealtors.com in January. The top 10 countries generating searches for South Florida real estate were Germany, Colombia, Russia, Venezuela, Canada, India, Argentina, Philippines, Spain and Brazil.
“Miami perennially ranks No. 1 in the U.S. in international migration,” 2025 Chairman of the Board Eddie Blanco said. “When we look at Germany, Miami and Germany are becoming more connected. Germany-based Condor Airlines has begun service between its Frankfurt home base and Miami International Airport. It means MIA now has two airlines serving Frankfurt as German flag carrier Lufthansa already flies the route.”
The realtors’ group also noted that buyers from Argentina purchased the most South Florida real estate among foreign countries in 2024, acquiring 18% of all international purchases in this market. Colombia (14%), Canada (8%), Brazil (6%) and Mexico (6%) rounded out the top five, respectively. About half of all international home sales (49%) in Florida are in Miami-Fort Lauderdale-West Palm Beach.
As for Americans seeking South Florida real estate, Virginia registered the most domestic Miami real estate web searches in January while New York was the top source for out-of-state buyers in 2024.
