Illinois Home Sales Up 2%

Illinois recorded a total of 10,237 homes sold in December, a 2% uptick from the 10,041 sold one year earlier.

According to data from Illinois Realtors, the 18,421 homes available for sale last month were 8.2% fewer than the 20,063 homes available in December 2024. The state’s median price of $299,900 was 6.3% higher than the $282,111 price from one year before.

For 2025, closed sales totaled 136,650, up 4.2% from the 131,194 transactions in 2024. The annual median price of $300,000 was 3.4% above the prior year’s price of $290,000. in 2024.

“December reflected a market that remains active, with prices holding firm amid continued supply challenges,” said Jeff Kolbus, president of Illinois Realtors and president and owner of RE/MAX Traders Unlimited in Peoria. “Across the year, tight inventory was a defining factor shaping the market. In 2026, we expect improvement to be steady, with affordability and mortgage rates continuing to influence outcomes.”
