Maine Home Sales Surged 7.31% in June

To borrow a lyric from the musical “Carousel,” June was busting out all over in Maine’s housing market, with a significant surge in sales and a record high for the median sales price.

According to the Maine Association of Realtors, 1,156 homes were sold last month, a 7.31% spike from June 2025. The median sales price of $436,000 was a 2.59% increase from one year before.

“The highest statewide for-sale inventory in 70-months (5,667) resulted in a strong sales period during June,” says Judy Oberg, 2026 president of the Maine Association of Realtors and associate broker at Oberg Insurance & Real Estate Agency in Bridgton. “Though market conditions do vary by region across our state, we continue to see high demand and low for-sale inventory in some markets. This activity pushed the statewide median sales price to $436,000 in June—a new historic high.” adds Oberg.

Sales across Maine’s housing market far outpaced the national scene – the National Association of Realtors reported a national sales increase of 3.3% from last June and a median sales price increase of 1.8% to $446,400. Regionally, sales volume in the Northeast remained unchanged year-over-year while the regional median sales price of $564,800 marked a 3.9% year-over-year upswing.

“Buyers remain active statewide, having increased negotiating leverage in areas where there are more homes for sale,” says Oberg. “Whether selling or buying, consult with a realtor early in the process to be best positioned to achieve success in your local market.”
