Homebuyer affordability showed a very mild improvement in June, with the national median payment applied for by purchase applicants decreasing to $2,191 from $2,198 in May.
However, according to the Mortgage Bankers Association (MBA), the national median payment was up by $19 from one year ago, equal to a 0.9% increase.
The national median mortgage payment for conventional loan applicants was $2,209, down from $2,211 in May and up from $2,205 in June 2025. The national median mortgage payment for FHA loan applicants was $1,872 in June, down from $1,873 in May and down from $1,881 in June 2025.
“Affordability conditions improved slightly in June, as prospective homebuyers benefited from lower loan application amounts despite a slight increase in mortgage rates,” said Edward Seiler, MBA’s associate vice president of housing economics and executive director of the Research Institute for Housing America. “While affordability continues to vary across markets, steady income growth has outpaced the increase in monthly mortgage payments over the past year, providing prospective homebuyers with modest relief.”
