Mill Creek Residential Breaks Ground on Mixed-Use New Jersey Community

The rental housing developer and owner-operator Mill Creek Residential has broken ground on Modera Garden State Plaza, a mixed-use community located within the Westfield Garden State Plaza shopping center in Paramus, New Jersey.

According to the company, Modera Garden State Plaza will feature 575 homes in two separately branded residential buildings offering studio, one- and two-bedroom homes with select den layouts and private patios or balconies. Community amenities will include a rooftop deck, resort-style swimming pool, sauna, outdoor kitchen and dining space, grilling areas, fire pits, resident clubhouse, coffee bar, game room, pool table and a club-quality fitness center with cardio equipment and group fitness areas.

The first move-ins are anticipated for mid-2028.

Modera Garden State Plaza will also feature 48,000 square feet of ground-floor retail space and a refined suite of wellness-themed amenities. The company added it is pursuing LEED Gold Certification on the new construction.

The community will be the residential component of the redeveloped Westfield Garden State Plaza shopping center, which is owned and managed by the French real estate management company Unibail-Rodamco-Westfield.
