The Mid-Atlantic region covered by Bright MLS recorded 21,407 closed sales during July, a 4% year-over-year upswing. However, there were fewer new pending sales last month – a total of 20,366, 2.3% lower than July 2025.
This decline occurred despite a 12.7% surge in active listings from one year before. Sellers added 24,491 new listings in July, up 2.9% year-over-year.
Also on the rise was the median sold price in July – $450,999, up 2.5% year-over-year.
“The data shows that discretionary buyers are holding back,” said Bright MLS Chief Economist Lisa Sturtevant. “Both showings and new pending sales were down in July, and we see fewer showings in our weekly statistics as well. The silver lining is that higher-income and transaction-ready buyers have persisted, with closed sales growing in the upper end of the market.”
Among the region’s major markets, the Philadelphia metro area had 6.1% more closed sales than last year, although pending sales were down 4% year-over-year. The median sold price in July was $430,000, matching June’s record high for the region.
In the Baltimore metro area, there were 3,020 closed sales in July, a 5.8% increase, while active listings surged 20% from one year earlier. The median sold price of $437,750 was a 4.2% upswing from one year earlier.
The Washington, DC metro area had 4,690 closed sales last month, roughly unchanged from July 2025. Buyers in the market have more choices with 11,431 active listings at the end of July, up 11.2%. The median price of $650,000 was 1.6% higher than last year.
