New Hampshire hit a new record high for the median price of single-family homes in September.
According to data from the New Hampshire Association of Realtors (NHAR), the state recorded a median cost of single-family homes at $520,000, up 6.5% year-over-year. This marked the highest median ever for New Hampshire in September and the seventh straight month of median prices topping $500,000.
As a result of the record high median price, the NHAR Affordability Index remained historically low in September at 61 – this means the median household income is just 61% of what is necessary to qualify for the median-priced home under prevailing interest rates. It’s the lowest index reading for the month in NHAR’s recording history of at least 20 years.
A total of 1,183 closed sales were transacted in September, up 5.2% from one year earlier, while the $728 million in sales volume was up 11.4% from one year earlier. Pending sales totaled 1,299, up 22.9% since September 2023.
New Hampshire’s single-family homes spent an average of 24 days on the market last month, up 4.3% from the prior year.
