Home sales in Pennsylvania during April totaled 9,161 transactions, up 11% from the previous month but down 5.8% from one year earlier.
According to data from the Pennsylvania Association of Realtors (PAR), listings were up 3.5% from March, and up 7% from April 2024. There were 36,495 listings in April, compared to 32,761 in March.
April’s median sales price of $295,000 was up 3.5% month-over-month and up 7% since the beginning of the year.
“The growing number of homes on the market is good news for homebuyers,” said Bill Lublin, PAR president and a Philadelphia-area broker. “The increased inventory gives buyers more options, so they may face less competition for a home. And this rising inventory also shows a small shift toward a more balanced market.”
“We’re also seeing the median home sales price remain strong,” Lublin added. “These home prices continue to show that purchasing a home is a great wealth-building tool over time.”
