Summary

RK Centers acquired Arena Shops, a 37,135-square-foot, fully leased retail center at 14750 Biscayne Boulevard in North Miami. JLL announced the sale November 2 and identified Total Wine & More, Chipotle, T-Mobile and Tatore Miami as tenants. The seller, price and financing terms were not disclosed.

RK Centers has acquired Arena Shops, a fully leased neighborhood retail center on Biscayne Boulevard in North Miami, according to an announcement Monday from broker JLL. The buyer adds a 37,135-square-foot property anchored by Total Wine & More to its South Florida retail holdings.

The center is at 14750 Biscayne Boulevard, near the intersection with Northeast 151st Street. JLL represented the seller in the transaction but did not identify the seller or disclose a purchase price, financing terms or capitalization rate. Those omissions limit comparisons with other recent retail trades.

Leased space and neighboring development underpin the investment case

JLL identified Chipotle Mexican Grill, T-Mobile and Tatore Miami among the center’s tenants. It described the property as 100% leased, which indicates current occupancy under leases but does not, by itself, establish rent collections, lease duration or the credit quality of every tenant.

The property is across from the large SoLē Mia mixed-use development. JLL cited the development, Biscayne Boulevard traffic and access to surrounding communities as advantages for the center. Those are the brokerage’s investment arguments; no independent tenant-sales figures or future rent forecasts were provided in the announcement.

The transaction comes as retail property investors distinguish well-leased infill centers from assets with larger vacancy exposure or significant near-term tenant turnover. For buyers, a recognizable anchor and established occupancy may reduce immediate leasing work, although the purchase economics still depend on price, debt costs and future operating expenses. None of those financial details were disclosed for Arena Shops.

RK Centers expands a South Florida shopping-center portfolio

RK Centers operates open-air regional and community shopping centers in South Florida and New England. The company’s existing regional presence provides a plausible operating fit, but JLL did not describe planned renovations, changes in management or an acquisition timetable beyond announcing the sale.

JLL’s Danny Finkle and Jorge Portela, along with Jacob Wise, handled the assignment. The brokerage said the property serves customers from North Miami, Aventura, Sunny Isles Beach and nearby neighborhoods, with access to major transportation corridors.

The November 2 JLL release is the primary transaction source. WRE News has not independently confirmed the deed consideration or financing in public records. Accordingly, the transaction is reported as a completed acquisition based on the broker’s statement, without a speculative sale price.
