Simple Content Summary: Ryman Hospitality Properties reported record third-quarter 2026 revenue of $655.8 million, up 10.7% year over year, and raised its full-year outlook. The lodging REIT completed its $1.38 billion Grande Lakes Orlando acquisition September 1, financing it partly through new equity and $700 million in senior notes. The November 2 event is the earnings release and revised outlook, not a new hotel acquisition.
Ryman Hospitality Properties reported record third-quarter revenue of $655.8 million and raised its 2026 operating outlook Monday, as group meetings and leisure travel continued to support its convention-focused hotel portfolio.
The Nashville-based real estate investment trust reported revenue growth of 10.7% from $592.5 million a year earlier. Consolidated net income rose to $39.7 million from $34 million, while adjusted EBITDAre, a non-GAAP measure used by real estate companies, increased 10.8% to $191.8 million.
The November 2 earnings release, issued at 4:15 p.m. Eastern, reflects financial results for the quarter ended September 30. It also incorporates the impact of Ryman’s acquisition of the 1,592-room Grande Lakes Orlando resort, which closed September 1 and should not be confused with a transaction newly completed Monday.
Group travel strengthens existing properties
Same-store hospitality revenue reached $501.8 million, up 8% from the year-earlier quarter. That measure excludes newer properties, including Grande Lakes Orlando, allowing investors to assess performance at a more consistent group of resorts.
Ryman booked more than 653,000 same-store gross definite room nights for future periods during the quarter, at an estimated average daily rate of approximately $293, a third-quarter record. The company said group meeting attendance and related catering and audiovisual spending helped drive performance.
The company raised its projected 2026 same-store hospitality revenue per available room growth to a range of 4.5% to 5.5%, up from 3.5% to 4.5%. Its outlook reflects stronger performance at existing resorts and somewhat higher expectations for holiday leisure demand, partially offset by softer expectations for its entertainment business.
Grande Lakes deal reshapes capital structure
Ryman completed the approximately $1.38 billion Grande Lakes Orlando acquisition September 1, adding 1,592 rooms in a major meetings market. To fund the transaction, it sold approximately 5.9 million common shares at $117 per share and issued $700 million in senior unsecured notes carrying a 6.25% coupon and maturing in 2035.
That financing underscores the substantial equity and debt capital required for large hospitality-property acquisitions. The additional shares also dilute per-share measures, an important consideration when comparing growth in total earnings with growth available to individual shareholders.
At September 30, Ryman reported approximately $4.66 billion in outstanding debt, net of unamortized financing costs, and $348.2 million in unrestricted cash. It also had $930 million of aggregate available capacity under revolving credit facilities, with no amounts drawn.
Revenue growth does not eliminate margin pressures
Consolidated net income margin increased to 6.1% from 5.7% a year earlier, while the company’s hospitality operating margin rose to 17.8% from 17.4%. These metrics are more precise than suggesting all consolidated operating margins improved uniformly.
Management raised the midpoint of its full-year adjusted funds from operations outlook and said adjusted FFO per diluted share is expected to grow about 10% at the midpoint. Adjusted FFO is a non-GAAP metric and should not be interpreted as equivalent to GAAP earnings or cash available for distribution.
For commercial real estate investors, the quarter illustrates how strong group bookings and convention demand can support hotel income even as acquisition financing requires substantial capital. The durability of that performance will depend on booking conversion, operating expenses, travel demand and debt-service costs.
