A total of 11,598 closed sales were closed statewide in Virginia during June, a 7.6% increase from one year earlier. Year‑to‑date, sales are up 5.5% compared to the same period in 2025.
According to data from the Virginia Association of Realtors (VAR), pending sales were up 3.1% year-over-year in June, while year‑to‑date pending sales were up 6.1% from last year. New listings rose 13% from last year, and active listings increased 10.2% to nearly 27,000 listings, marking the largest June inventory level since 2019. The statewide median days on market was 12 days, unchanged from last year.
Last month’s median sales price climbed to $460,000, up more than 3% from June 2025. Sold dollar volume surged to approximately $6.8 billion, fueled by both higher prices and more transactions.
Ryan Price, VAR chief economist, observed, “Even in a rate sensitive market, buyers are responding to the additional inventory coming online. Listings are growing at a double-digit pace, and the market is absorbing that supply quickly. These conditions point to a competitive environment as we move deeper into the summer.”
